Thinking of building a new home in Orlando? Here is a step by step plan to help your dream home become a reality!
1.Budget – Before you even start looking at floor plans, vacant land or model homes you need to plan your budget. Determine how much house can you comfortably afford. A safe rule of thumb is that your total monthly payment (principle, interest, taxes and insurance) should be no more than thirty one percent of your current gross income. When budgeting for the total price of your home always be conservative because almost every new home ends up costing more than the home owner expects.
2.Land – As you look for land there is far more to it than just looking for a pretty lot. You’ll need to know the soil condition, drainage, zoning and building codes or deed restrictions. Ask recent home builders how much fill and other preparation they had to do to their lot.
3.Plans – This is the fun part! Start visiting model homes and builder’s spec houses and pickup copies of as many floor plans as possible. Take lots of pictures and keep a written list of what you see that you like and don’t like.
4.Choose a builder. If you have friends who have built homes in the past few years ask them if they were satisfied with their builder and then interview several builders. It’s important to find a builder who has lots of experience building the size and style home you are interested in as well as someone you feel comfortable talking with.
5.Negotiate a contract. Make sure every single detail, expectation and dollar is in writing.
